Inspection Visit

Our inspection trips are a pleasant experience and completely individually tailored to your budget and requirements with a one-to-one service. It is our aim to help you with our local knowledge to find the property that suits your needs. COSTACALIDAD carefully plans your inspection visit according to your personal requirements. Together we will consider the use you want to give to your property (holiday home, permanent residence, part time living, rental potential) and look into its long term investment.

In detail our inspection visit covers the following:

  • arrangement of return flight from your nearest international airport to Murcia (San Javier) or Alicante airport in Southern Spain
  • personal reception at arrival lounge
  • transfer to hotel, where you usually stay for 3 nights
  • introduction into the Murcia region with its touristic hot spots and hidden secrets
  • visiting relevant projects and viewing of relevant properties

and in case you have found what you are looking for:

  • assistance to open a Spanish bank account in your name
  • visiting of a solicitor COSTACALIDAD can recommend a trusted and completely independent lawyer who is fluent in your language. The lawyer will ensure that Spanish legal requirements are met and that the property is bought free of encumbrances, charges or debt. On resales he will also check htat the property is up to date in all payments like local contributions and community charges. He will be your translator and guide on the day of signing the title deeds in front of the public notary and he will handle the formalities to register your property in the corroponding land registry. The solicitor also makes sure that utility services (such as water, gas and electricity) will be contracted for your property.

The price of our inspection visit is only €149 per person and includes hotel accommodation as well as return flights and our undivided attention & service to your requirements.

What we need you to bring:

  • Sufficient funds to cover the reservation deposit on a property. The minimum required is normally €3.000, but may also be up to €6.000 on some projects (can be paid in most projects by credit card, cheque or in cash). With the reservation deposit lodged against the property the sales price is fixed. The vendor then knows that the buyer is serious about purchasing the property and the unit is taken off the market and reserved in the buyer's name.

Upon acceptance of the offer by the owner the next step in the process is to exchange private contracts of sale or to sign an option to purchase. This normally takes place within two weeks following formal acceptance of the offer. Your lawyer will have completed his searches and investigations of the property and will have arranged with the owner the procedure for the cancellation of any outstanding debts. The private contract of sale or option will reflect all the agreed terms of the offer and sale and set out the date for final completion at the notary. At this stage it is usual for the buyer to pay a 10% deposit of the purchase price which is non refundable. The amount of the Reservation Deposit is subtracted from this first installment payment on the purchase price.

A sale is formally completed and possession given to the buyer when both parties, the buyer and the seller or their authorized representatives sign the public title deeds in front of a public notary. Prior to this act you will inspect the property and the final payment has to be done. Of course COSTACALIDAD and your lawyer will assist you.
